Why property sales history can look wrong
An implausible sales history often means records for related but different addresses were joined. Flats, house-number suffixes, named buildings and subdivisions must be matched carefully; a changing property-type label is a warning to review identity.

Worked example

If number parsing strips the suffix, transactions for two homes can appear as one history, producing impossible price and type changes. The safe response is to split the identities and lower confidence until verified.

- Public transaction records can be corrected or updated.
- Real conversions and substantial changes can also alter property type.
- Identity checks do not establish legal title boundaries.
Method used
- Resolve the property identity before joining sales, certificates, floor area and local market evidence.
- Prefer recent completed sales of genuinely comparable homes and explain each adjustment rather than averaging every nearby transaction.
- Use a range and reduce confidence where the evidence is sparse, contradictory or dependent on unverified property characteristics.
