Property glossary
Planning, valuation and due-diligence terms in plain English.
Definitions explain how Propeteer uses each term. Formal legal or technical meanings can depend on the source, jurisdiction and individual case.
- Approval rate
- Approved decided applications divided by approved plus refused decided applications. Pending and withdrawn cases are excluded.
- Approved with conditions
- Permission granted subject to requirements that control the approved scheme or its delivery.
- Article 4 direction
- A direction that removes specified permitted-development rights within its defined scope.
- Comparable sale
- A completed transaction selected because the property is a credible alternative to the subject home.
- Confidence
- An assessment of evidence identity, quantity, recency, comparability and document quality—not certainty.
- Conservation area
- An area designated for special architectural or historic interest whose character or appearance it is desirable to preserve or enhance.
- Decision notice
- The formal planning decision and its conditions or refusal reasons.
- EPC
- An Energy Performance Certificate containing energy information and, where matchable, a floor-area field.
- HPI
- A House Price Index describing market movement across a geography or property category.
- Indexed value
- A historic sale price moved to another date using a chosen index series.
- Local ceiling
- An evidence-led indication of the upper prices supported by relevant local completed sales.
- No match
- A source responded but returned no record that met the property and search criteria.
- Pending
- An application without a recorded final decision; it should not be counted as approved or refused.
- Permitted development
- Development that may proceed under a general planning permission when all applicable limits and conditions are met.
- Planning precedent
- A previous decision used as contextual evidence because the proposal, property and setting are materially similar.
- Price per square foot
- Completed sale price divided by a reliably matched internal floor area.
- Prior approval
- A procedure under a permitted-development right through which specified matters are considered before development proceeds.
- UPRN
- Unique Property Reference Number used to identify an addressable location; it does not prove title ownership.
- Withdrawn
- An application removed before a final decision; it is neither an approval nor a refusal.
- Working value
- An editable, evidence-supported figure used in Propeteer scenarios; it is not a formal valuation.
