Price per square foot explained
Price per square foot is sale price divided by reliable internal floor area. It is useful for similar homes in the same micro-market, but it becomes misleading when floor areas, condition, tenure or property types are not comparable.

Worked example
A flat in a mixed building
A penthouse, a compact one-bedroom flat and a lease with unusual terms can trade at very different rates. Building-level proximity does not remove the need to compare size, floor, condition and tenure.
What this does not prove
- Smaller homes often sell at a different rate than larger homes.
- External area, parking, lease terms and outlook are not captured by the division.
- EPC floor area may not match another survey standard.
Method used
- Resolve the property identity before joining sales, certificates, floor area and local market evidence.
- Prefer recent completed sales of genuinely comparable homes and explain each adjustment rather than averaging every nearby transaction.
- Use a range and reduce confidence where the evidence is sparse, contradictory or dependent on unverified property characteristics.
