One address, three perspectives

No single dataset tells the full property story.

Planning records can show what has been attempted nearby, but not what a completed project is worth. Sold prices show completed transactions, but not the condition, exact floor area or work carried out between sales. Local statistics add context, but they do not describe the lived experience of one street.

How to use the evidence

Separate the record from the judgement.

A recorded sale, planning decision or flood-zone boundary is evidence. A valuation, likelihood assessment or view of development potential is a judgement built from that evidence. Keeping the two separate makes the conclusion easier to test and update.
